1. What CondoScores is
CondoScores is an informational service. We compile government public records — state condominium registries, county tax rolls and recorded sales, FEMA flood maps, federal housing-finance rules and indexes — and present them in plain English, with a link to the official source next to every claim. Where a record doesn't exist, we say "Not in public records" rather than guessing.
2. Not an appraisal; not professional advice
This is an opinion of value, not an appraisal. CondoScores Value Opinion is a computer-generated estimate built from public sales records, tax-roll data, and government price indexes. It has not been prepared by a licensed or certified real estate appraiser, does not comply with the Uniform Standards of Professional Appraisal Practice (USPAP), and no one has physically inspected this unit's interior. It is not a substitute for an appraisal, a broker price opinion, or a comparative market analysis prepared by a licensed real estate professional, and it may not be used as the primary basis for a mortgage credit decision. Actual sale price will depend on interior condition, negotiation, financing, and market conditions on the day of sale — factors this estimate cannot see. Every number on this page links to its public-record source; nothing here is guaranteed, warranted, or predictive of a specific outcome.
Nothing on this site is legal, financial, tax, insurance, or investment advice, and nothing here creates a broker, appraiser, fiduciary, or attorney-client relationship. Readiness scores, Value Opinions, and recorded-sales summaries are informational tools. Before buying, selling, lending, or litigating, consult the licensed professional appropriate to the decision — and for any mortgage transaction, rely on the appraisal and underwriting process your lender is required to run, not on this site. Our outputs may not be used as the primary basis for a mortgage credit decision (see 12 U.S.C. §3355 and our methodology page).
3. Public records, accuracy, and corrections
Public records contain errors, lags, and gaps, and some filings (for example, Florida SIRS entries) are self-reported by associations to the state — we label them "association-reported," never "government-verified." We work to reflect sources faithfully but do not warrant that any record is current, complete, or error-free. If you believe a page misstates the underlying record, use the contact form on any building page and we will re-check the source and correct promptly.
4. Imagery and attribution
Building photographs, where shown, come from Mapillary under the CC BY-SA 4.0 license, with attribution displayed alongside the image. Map tiles carry their own attributions shown on the map. We never display AI-generated imagery of real buildings.
5. Paid services
Some features (building monitoring, premium reports) are paid subscriptions processed by Stripe. You can cancel anytime; cancellation stops future renewals. Prices and inclusions are stated at checkout. Paid outputs carry the same informational-only status as everything else on the site.
6. Acceptable use
You may use, quote, and share pages from this site with attribution. You may not (a) misrepresent any CondoScores output as an appraisal or as prepared by a licensed appraiser; (b) remove or obscure disclaimers, source links, or image attributions when sharing our content; (c) use automated bulk extraction at a rate that degrades the service for others; or (d) use the site to harass building residents, boards, or managers.
7. No warranty; limitation of liability
The site is provided "as is" and "as available," without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. To the maximum extent permitted by law, RentSpire LLC and its affiliates are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any decision made in reliance on site content; our aggregate liability for any claim is limited to the amount you paid us in the twelve months before the claim arose.
8. Changes
We may update these terms as the product evolves; the "Last updated" date above will change when we do. Continued use after an update is acceptance of the revised terms.
